Maple Grove Developments, part of the Eric Wright Group, is preparing the way for 250,000 sq ft of logistics space close to Junction 41 of the M6.

Penrith 41 is a 19-acre site, just north of Penrith adjacent to the A6. Outline consent is established, with Toman Construction delivering this initial phase of works.

The project team includes C4 Projects as architect, Adams Planning & Development, quantity surveyor GWB Consultants and Stantec, working on highways, M&E and structures.

The Bamber Bridge-headquartered firm acquired the site in late 2024 from Raynor Rowen.

James Scott, managing director at Maple Grove, said: “We have worked closely with the local authority to finalise the site’s infrastructure design and are pleased to be at a stage where we can commence these works and open up the access to the site.”

Carigiet Cowen and the Manchester office of CBRE are joint agents on the project.

Richard Percival, Director of Carigiet Cowen said: “This announcement demonstrates Maple Grove’s commitment to delivering a new high-quality commercial development in this area of north Cumbria. The location of the site, coupled with the fact that power has already been secured, is already attracting interest from occupiers looking for modern accommodation in this area.”
