Richard Percival
Richard Percival BSc (Hons) MRICS

Richard is a Chartered Surveyor and Director at Carigiet Cowen, bringing over three decades of experience in the commercial property sector. A Carlisle native, he joined the firm in 2002 after study and professional practice in the Northeast, graduating from the University of Northumbria in 1994 and qualifying as a Chartered Surveyor in 1997. He became an RICS Registered Valuer in 2011.
Richard specialises in Industrial & Business Space Agency and Development Opportunities, offering clients expert guidance backed by a deep understanding of the regional market. His active involvement in the sector ensures he has up-to-date knowledge of properties currently available, those coming to market, and discreet off-market opportunities.
He maintains a strong network of contacts across institutional, public, and private sectors, including local authority economic development teams—enabling him to deliver strategic property solutions tailored to client needs.
Outside of work, Richard is a proud father of three daughters. Having retired from rugby, he now enjoys playing golf and spending time walking with his wife, Jacqui and their dog.

Iain Henderson
Iain Henderson BSc (Hons) MRICS

Iain relocated to Cumbria in 2005 and joined Carigiet Cowen following a 12-year tenure at CB Richard Ellis in Leeds. Prior to that, he gained valuable experience at the York Valuation Office Agency. He graduated from Nottingham Polytechnic (now Nottingham Trent University) in 1992, qualified as a Chartered Surveyor in 1994, and became an RICS Registered Valuer in 2011.
As a Director at Carigiet Cowen, Iain specialises in property management and business rates consultancy, advising a diverse portfolio of clients across both the private and public sectors. He is also extensively involved in landlord and tenant matters, including rent reviews, lease renewals, lease restructuring, and corporate property strategy.
Iain lives in the Eden Valley with his wife Sarah and their three daughters. Outside of work, he enjoys walking, cycling, and managing their smallholding, which is often over-run with chickens.

Ben Blain
Ben Blain BSc (Hons) MRICS

Ben was born in Carlisle and joined Carigiet Cowen in August 2011. He completed a five-year part-time degree in Estate Management at Northumbria University, graduating with First Class Honours in July 2017. He qualified as a Chartered Surveyor and RICS Registered Valuer in October 2017.
As a Director at Carigiet Cowen, Ben has built up a long-established foundation and specialises in the retail property sector from being involved in numerous transactions across Carlisle city centre, the wider county, and the Lake District National Park. He represents a broad range of clients including private individuals, property companies, and institutional investors. Nationally, he has acted in both acquisition and advisory capacities for major organisations such as Greggs and United Utilities. Regionally, Ben plays a key role in many of Cumbria’s prominent retail schemes, including shopping centres, roadside developments, and high street locations.
In addition to his main agency and acquisition work, Ben continues to advise on landlord and tenant matters, including rent reviews and lease renewals, and undertake valuations.
Outside of his professional role, Ben is passionate about sport. A former professional rugby union referee, he now competes regularly in major road marathons around the world and tackles the local Cumbrian fells when not ferrying his three young children to their various weekend activities!

Mike Beales
Mike Beales BSc (Hons) MRICS
Director Chartered Surveyor RICS Registered Valuer Valuation, Property Management, Lease Advisory & Agency
Mike joined Carigiet Cowen in 2017 following his relocation to Cumbria, having previously worked in the commercial property sector in Manchester since 2014. He graduated from the University of Salford in 2010 and achieved Chartered Surveyor status, becoming an RICS Registered Valuer in 2019.
As a Director at Carigiet Cowen, Mike leads on commercial property valuation, delivering expert advice to a diverse range of public and private sector clients. His work encompasses complex asset valuations for statutory accounting purposes, as well as valuations to support secured lending, tax and estate planning, pension fund management, charitable organisations, and strategic operational decision making.
In addition to his valuation expertise, Mike plays a key role in property management across client portfolios in Cumbria and the Northeast. He ensures assets are managed effectively and in compliance with relevant regulations, with a strong emphasis on enhancing asset performance and fostering positive landlord-tenant relationships. His professional responsibilities also include lease renewals, rent reviews, and lease restructuring.
Mike’s agency work spans office, industrial, and development properties, where he supports occupiers and investors with acquisitions, disposals, and lettings throughout the region.
Outside of work, Mike is married with two sons. He enjoys exploring the fells with their chocolate Labrador, adventuring in their campervan, and sharing good food in good company.

Amelia Harrison
Amelia Harrison MSc
Graduate Surveyor Agency and Property Management
Amelia has been based in Carlisle all her life and joined Carigiet Cowen in January 2024. She holds a degree in International Fashion Business from Nottingham Trent University, graduating in July 2023, and completed her Master’s in Real Estate Surveying at Northumbria University in October 2025.
Prior to joining Carigiet Cowen, Amelia gained valuable experience working at InvestAcc. She is primarily involved in agency work and also provides support to the wider surveying team on property management and various property advisory instructions.
Outside of her professional commitments, Amelia enjoys exploring the great outdoors, particularly ticking off the Wainwrights with her trusty companion Dotty the Westie. She also values spending quality time with her family and friends.

Patricia Winder
Patricia Winder BA Business Management
Patricia joined Carigiet Cowen in 2008, bringing with her a strong background in business support and customer service. Prior to this, she held the role of Business Advisor Coordinator at Business Link Cumbria and previously worked as a Marketing and Customer Service Administrator at Lloyd BMW.
Originally from Penrith, Patricia relocated to Carlisle in 1999 and graduated from Northumbria University in 2002 with a BA in Business Management.
At Carigiet Cowen, Patricia provides essential administrative support to the surveying team and undertakes front-of-house responsibilities, ensuring the smooth running of reception and client-facing services.
Outside of work, Patricia is married with three daughters. She enjoys travelling, walking, and spending quality time with her family and friends.

Pamela Bloomfield
Pamela Bloomfield
Pamela joined Carigiet Cowen in 2017, bringing with her a strong background in financial administration. After completing her A-levels, she began her career at Burnetts Solicitors, where she worked in the cashier’s office and progressed to the role of Head Legal Cashier. Over the years, Pamela has developed extensive experience in finance and accounting across the public, private, and third sectors.
At Carigiet Cowen, Pamela is responsible for overseeing the company’s internal financial operations as well as managing accounts for a diverse portfolio of property management clients. Her key responsibilities include preparing VAT returns, conducting bank reconciliations, administering service charges, rent, and buildings insurance, managing credit control, and maintaining the purchase ledger.
Outside of her professional role, Pamela is an active member of the Carlisle Canoe Club and enjoys a variety of water-based pursuits.

Emma Wilson
Emma Wilson
Property Assistant and Secretarial Support
Emma re-joined Carigiet Cowen in 2017, having previously spent 12 years with the firm in a similar capacity. She brings extensive experience in administrative and secretarial support within the property sector.
Emma provides dedicated secretarial assistance to the Directors and Surveyors and also contributes to front-of-house operations through reception cover. In addition, she works closely with the Accounts Manager, supporting the administration of service charges, rent, and buildings insurance for the company’s property management clients.
Based in Carlisle, Emma is married with two daughters. Outside of work, she enjoys walking in the Lake District and taking breaks away in her campervan.

Francesca Marconi
Francesca Marconi
Property Assistant Agency & Property Management
Francesca is currently pursuing a BSc (Hons) degree in Real Estate at Northumbria University. She joined Carigiet Cowen in September 2025 and provides a support role within the surveying team, with a particular focus on agency and property management.
Outside of her professional commitments, Francesca enjoys maintaining an active lifestyle through regular visits to the gym; spending quality time with family and friends; and has recently begun re-learning the guitar.
