WINTER IN WEST CUMBRIA SEES ENCOURAGING OFFICE ACTIVITY

Carigiet Cowen is pleased to report a number of new lettings and encouraging levels of interest across West Cumbria’s office market, from both local and national occupiers.

Notably for Cockermouth, Director Richard Percival has secured new lettings of over 4,000 sq ft of office space within Sutton House at M-Sport’s Dovenby Hall Estate. The whole of the first floor has been taken by United Utilities, whilst a well established Cumbria based firm of solicitors have taken a ground floor suite to expand their presence in the West of the County. Following the letting of some 6,000 sq ft of office space to contractor Northstone (NI) Ltd in June 2017 this leaves just 4,000 sq ft of refurbished standalone office space at Dovenby. The quirky Old Theatre Building has been fitted out to a high standard and offers vaulted ceilings with Velux roof lights giving high levels of natural light. Nearby, Lakeland Business Park continues to attract a variety of enquires.

In Workington, strong interest has been received for the 3,471 sq ft ground floor offices at Langdale House, Gray Street. It is expected that terms will shortly be agreed, which could see the property occupied in the next couple of months. Elsewhere in Workington, the popularity of the offices operated by Britain’s Energy Coast within Moss Bay House and Windermere House on Derwent Howe Industrial Estate has been reinforced following a spate of new lettings in recent months and, at present, are fully occupied.

Further down the coast, Hensingham Business Park in Whitehaven continues to build on its early success as Carigiet Cowen secure a new tenant for Unit 1. Surveyor Mike Beales said: “The latest letting highlights the demand for high quality modern office space in the area and proves that the park itself is an attractive location to a wide variety of businesses. The development offers occupiers the rare opportunity to purchase or rent bespoke accommodation, and with high speed fibre optic broadband now available on site we have seen an increased level of interest for the available space.”
Acting on behalf of Britain’s Energy Coast, Director Iain Henderson has been involved with a number of new lettings within the Ingwell Hall Complex and the Innovation Centre at Westlakes Science & Technology Park. The Park offers a range of high quality office accommodation all with gigabit internet connectivity, and is home to a vibrant community of more than 2,000 professionals, many in the nuclear energy, and science & technology sectors. Iain remarked “the office market in West Cumbria remains healthy, and Westlakes Science & Technology Park represents a unique opportunity for businesses to have an office base within a creative working environment with the benefit of so many partnering and cross selling opportunities”.
