Prominent Development Sites adjacent to J44 of M6

Carigiet Cowen chartered surveyors has been instructed by Carlisle City Council and their Asset Managers Chancerygate to market development opportunities at two high profile sites close to J44 of M6, both with extensive frontage to the A689(W).
Gateway 44 extends to some 2.8 acres and with its high prominence and great accessibility is likely to be of interest to roadside occupiers and end users seeking to capitalise on this.
Site 1 Chandler Way is located adjacent to the city’s main Asda supermarket and at 2.82 acres could accommodate a single industrial or warehouse building of up to 60,000 sq ft.
In both cases expressions of interest are being sought from end users looking for bespoke Design & Build opportunities which Chancerygate will build out and then lease to occupiers.
Since being engaged as the City Council’s Asset Managers in late 2016 Chancerygate have been reviewing the various elements of the Council’s portfolio. Whilst both of these sites have effectively been available for some time, a new marketing approach is being adopted. Development Director Mike Walker says “Chancerygate are committed to adding value to Carlisle City Council’s commercial property portfolio. As experienced developers who have carried out a wide range of developments across the UK we firmly believe we are in a position to work with occupiers and end users to maximise the potential of both of these exciting development opportunities. We have brought Carigiet Cowen on board as they bring a strong local presence having been instrumental in many of the lettings which have taken place at Parkhouse, Kingstown and Kingmoor Park over the last 10 years or more”
Richard Percival, Director at Carigiet Cowen is dealing with the marketing of both sites and is already speaking to a number of end users. For further information or to discuss any requirement in more detail please contact Richard on 01228 635006 or email: [email protected]
